Living in the Capital region is becoming increasingly unaffordable for many people. The creation of affordable housing helps to ensure that more people have the dignity that comes with a place to call home. All Cool Aid development proposals now include a portion of affordable housing. We have 220 new homes currently under development.
Now accepting applications for our new, mixed-use affordable housing at 210 Gorge Road. Studio and one bedroom, including wheelchair accessible options, are available.

To qualify for housing at 210 Gorge, applicants must have income that does not exceed the limits below, as set by BC Housing:
For residential units with less than two (2) bedrooms, a gross household income that does not exceed the median income for couples without children in BC, as determined by BC Housing from time to time. For 2024, this figure is $84,780.
For residential units with two (2) or more bedrooms, a gross household income that does not exceed the median income for families with children in BC, as determined by BC Housing from time to time. For 2024, this figure is $134,140.
The minimum income limits are suggested levels to ensure rent does not exceed 30% of annual income. There is flexibility with regard to minimum gross income and Cool Aid will assess this on a case-by-case basis.
Rental rates:
Non-smoking building. All units have showers only. Limited parking available for additional cost. Utilities not included. On site coin laundry. Pets considered on case-to-case basis – additional deposit required.

Affordable Apartments
210 Gorge Rd East, Victoria
An opportunity to rent a piece of Victoria’s history! Mount Edwards Court was one of the first apartment buildings in the city and features a beautiful courtyard filled with cherry trees.
The third floor has been turned into affordable apartments for independent singles and couples 55+. There are two studio apartments and 13 one-bedroom apartments available for seniors ($800-$1020).
The property is close to Pioneer Square, YM/YWCA, shopping, the main library and other downtown amenities.
