Properties Under Development

One of the keys to ending homelessness is sufficient affordable and supportive housing in every community. In the Capital region there is currently a shortage of such housing, which is why Cool Aid is focused on building more. We currently have more than 200 homes under development at 953/59 Balmoral and 3020 Douglas Street and we are always looking at additional opportunities to create more.

Crosstown – 3020 Douglas Street & 584 Burnside Road

The property of the former Tally Ho Motel is being redeveloped in two phases. Phase one will front onto Burnside Road and will include 100 units of affordable housing, 54 units of supportive housing, and 32,000 square feet of commercial space including Cool Aid offices, a Cool Aid Community Health Clinic, a daycare, and a café. Phase two of the development is still to be determined and will replace the existing motel portion of the Tally Ho after current residents move into the new building in Phase one. Occupancy is expected in the fall of 2024.

The Balmoral

Cool Aid, BC Housing and the City of Victoria are moving forward with a plan to develop 56 new units of supportive housing at 953 and 959 Balmoral (our current Cool Aid location). The property will provide self-contained studio apartments with the necessary supports for adults at risk of homelessness. Estimated completion of this building is early in 2024.
